Concerned Citizens Against the Rezoning of the Red Bank Road Property

We, the residents and concerned citizens, are calling on you to vote against the rezoning of the Red Bank Road Property, which would allow the advancement of the proposed D.R. Horton, Inc. housing development.

 On July 3rd these men will vote to move the D.R. Horton Master
Plan forward... or not. With a respectful message, you might let each one know what you believe is best for Sevierville and why.

View the latest Development Plan and Study each page carefully!
 
Horton shows they could develop all 445 acres under current Zoning and it would be many more homes than their Concept Master Plan? 
 
But...NO....the topography and environmental damage to streams would not allow that to be cost effective! 
 
Compare apples to apples! If the same 187 acres in their Concept Master Plan were developed responsibly under CURRENT Low and Medium Density Zoning, then there would be at least 36% FEWER HOMES than the 1250 Horton proposes! 
And NO COMMERCIAL PROPERTY. 
 
Still a lot of homes, but much more like the surrounding neighborhoods...where we live. 
 
Power/water infrastructure, traffic, schools, EMS and fire....will all have to be improved.... YES... but at least 36% fewer homes will make it more doable
 
Sign the Petition NOT to REZONE. 
 
PACK THE JULY 3RD 5PM MEETING 
to tell the Planning Commission to vote NO on moving D.R. Horton Plan forward.

Things to note in the proposal:

  • Residential - 184.3  acres
  • 1250 Single Family and Duplex units
  • Commercial - 2.9 acres
    There in no telling how the commercial property will be utilized.

How the Area will be affected:

  • Even more traffic congestion on HWY. 416 & ALL Feeder roads, specifically Jayell Road
  • Local Schools - Not enough capacity as it is now.
  • Loss of our Rural Community
  • New commercial traffic added to the overwhelming new residential traffic
